We expect July existing home sales to see a second straight monthly fall, by 1.5% to 4.03m, as fears that the next Fed move is likely to be a hike pick up, while remaining in the year to date range.
Evidence from housing sector surveys is generally negative, with June pending home sales, designed to predict existing home sales, falling, while July data from the NAHB homebuilders’ survey and weekly MBA indices have also lost momentum.
The fall in sales is likely to be broad based regionally. The median price is likely to see a seasonal decline in July, we expect by 1.5%, though this would see yr/yr growth a 9-month high of 1.9%, after two straight months at 1.8%.
